Note: Yorktown Commons does not allow any dogs in the rentals. Two cats are allowed per unit, however, Yorktown Commons strongly discourages any pets living in the rentals.
1. The Lessee may have no more than two (2) cats. The Lessee agrees that only the cat(s) described and named in the lease, which has been approved by the manager can occupy the premises. No additional or different cat is authorized.
2. Cat(s) can not be a nuisance, health hazard, or soil the apartment, especially the carpet. Lessee agrees to clean up after the cat and agrees to accept full responsibility and liability for any damage, injury or actions arising from or caused by Lessee’s cat(s). The Lessee agrees that if cat(s) become(s) annoying, bothersome, or in any way a nuisance to other Lessees or to the apartment operation, the Lessee will immediately upon notice from the Lessor remove cat(s) from the premises or vacate the apartment. If Lessee vacates the apartment, the Lessor has the right to declare the lease in default.
3. The Lessee agrees to pay the Lessor a NON-REFUNDABLE PET FEE in the amount of $400.00 per cat. THE FEE WILL NOT APPLY TOWARD DAMAGES CREATED BY SAID PET(S).
4. No pets are allowed in the rental unit by people visiting the Lessee including dogs and/or cats.
5. Lessee agrees to register the cat(s) in accordance with local laws and requirements. Lessee agrees to immunize the cat(s) in accordance with local laws and requirements.
6. Yorktown Commons does not place nor allow cats on brand new carpet!
7. Upon vacating the premises, a black light will be used to determine pet urine damage in the carpet.
8. There will be a minimum $15 a month pet fee for any approved pet.
